Oil burner maintenance and tune up

Maintenance add ons

Service call or Repair call

How to avoid service calls and save on operating costs.

Keep your oil burner in great shape.  Operatinf clean and efficiently will lower you fuel usage.

In some cases, during the normal maintenance process we find some problems that need to be addressed that are not included in the standard service.  These can be handled at an additional charge in order to get your system ready for a trouble free heating season

When you have a problem that needs to be fixed, that is when you need a service call.  If you have no heat, or no hot water, or there is smoke, noise or vibrations coming from your burner, that is when you need a service visit.

The Standard Tune Up includes:

  • Start the burner to see if it operates properly.

    • If it does not start, ask the owner if there is a problem with the burner.

    • If it operates fine then continue to the tune up

  • Remove the nozzle and electrode assembly and spray with industrial cleaner or place in a cleaner solution bath

  • Place a pressure gauge on the oil burner high pressure line and perform the following tests:

    • Power up the burner and check the ignition transformer

    • Check the fuel pressure and rotate the adjustment up and down

    • Adjust pressure to the proper operating pressure for the burner

    • Check the safety timing to see if the burner shuts off properly

    • When the burner stops on safety, observe the pump cut off

      • Pressure should drop no more that 20% pf operating pressure and hold

      • Pressure should hold for 15 minutes

  • Replace Air filter(s) on furnace if customer supplies the filter(s).  Operate the relief vlave on boilers additional fee may apply

  • Open the cleanout doors and inspect the heat exchanger for soot and other debris build up.  Vacuum if needed

  • Remove vent connector pipe and inspect for soot or blockage in the pipe or at the base of the chimney, clean and vacuum as needed

  • Replace flue cleanout doors and reseal with gaskets or furnace cement

  • Replace the vent connector pipe and fasten with screws and seal the chimney base with furnace cement.

  • Remove the burner motor and clean the burner combustion fan with a brush

  • Take the nozzle assembly apart and clean

    • the high pressure tube with clean fuel oil.

    • Clean the electrode and porcelain insulators

    • Replace the nozzle

    • Adjust the electrode setting for smooth start

    • Clean the retention ring on the burner end cone or nozzle assembly

  • Turn off fuel valve from tank and replace the oil filter cartridge refill

  • Inspect tank condition and use water paste to detect water in the tank.

  • Remove the fuel pump strainer and clean or replace

  • Reassemble pump strainer with new gasket

  • Prime fuel pump with fresh oil and purge high pressure line until fuel runs clear

  • Replace the nozzle assembly into the burner and fire the burner.

  • Make final adjustments using a Smoke Sampler and Combustion Analyzer.

This process can take up to 1.5 hours if your oil burner has not been properly maintained the previous year.  Once this complete service is performed by our technician, the process can happen in just 45 minutes the next time.

Tune-Up Add-Ons

Plugged heat exchanger

This happens when the burner is starved for oxygen and the fuel does not burn completely leaving an excessive amount of carbon that builds up and blocks the byproducts of combustion from reaching the chimney.  This often shows up if a combustion air inlet is blocked with animal dander or household dust accumulates on the air inlet to the burner.  Keeping the clothes dryer vent properly vented to the outdoors can eliminate this problem.

Over time, the high temperatures produced by burning fuel oil inside the combustion chamber can cause the chamber material to deteriorate. Years of repeated heating and cooling cycles—intense flame followed by shutdown when the call for heat is satisfied—take a toll on these materials.   Some combustion chambers can last 20 years or more, while others may require replacement in less than 10 years.   When the time comes to replace your combustion chamber, we offer a reduced price for this service when it is performed in conjunction with a standard tune-up.

Replace Combustion Chamber

Your relief valve should be operated at least once a year according to the manufacturer's instructions.  This ensures the passage ways are not blocked and any over pressure condition will be released safely.  There are 3 things that can happen when you operate your relief valve.

If result #2 or #3 happens, we can replace the relief valve during a tune up for less than we would on a service since that is a maintenance item that the average homeowner wishes to have a professional do, and we have more time for that type of service during routine maintenance.

Replace the relief valve

  1.  The valve will discharge water as it should and the valve will reseal with no after drip.  That is what we are looking for to make sure the valve is doing it's job.

  2. The valve is opened and no water comes out.  That is a very dangerous condition and the burner must be turned off until the relief valve is replaced

  3. The valve opens and releases water or steam, however it does not close and properly seal.

Expansion tank service

Waterlogged expansion tanks can cause problems, including unnecessary discharge from the relief valve. Maintaining a properly charged expansion tank helps prevent these issues.

Whether it involves recharging the tank with the correct air pressure, replacing a tank with a ruptured diaphragm, or properly setting the pressure in a system that uses a traditional compression tank, we can take care of it during your tune-up.

Addressing this during routine maintenance can help prevent unnecessary service calls in the middle of the heating season.

Fuel Tank Inspection

A cursery tank inspection is included in the tune up, and from to oil filter condition sometimes we can tell what might be going on inside that tank.  If conditions merit a more thorough inspection we will take water paste and make a tank sounding to see how much water mau be qt teh bottom  of the tank and we can take a sample from the bottom to determine the amount od sludge that ma be present.  This service is performed at an additional charge

Normal Dispatch   $125.00

Service Call

The standard diagnostic fee covers the cost of dispatching a fully stocked service vehicle to your home, along with an experienced technician to evaluate your equipment. The technician will diagnose the issue and provide an upfront estimate for any repairs before work begins.

This is a house call, and the fee helps cover the company’s overhead, including the cost of purchasing or leasing service vehicles, fuel, maintenance and repairs, inventory carried on the truck and at the shop, as well as insurance, phone services, and facility expenses.

Once the technician is on-site, the fee includes the time required to properly diagnose the problem and present a clear, upfront price for the recommended repair.

If you choose not to proceed with the repair, you are only responsibility is the diagnostic fee—and you will still receive a report outlining our findings.

Overtime charges          $ 199.00

These fees follow the same guidelines as our normal fee schedule but are at a slightly higher rate to cover the added expense of overtime labor that is required by varied and different labor laws and regulations in the state of New Jersey. This is so we can provide emergency services after dark when necessary.

House Call Fee                 $155.00

This option is similar to our standard diagnostic service; however, some homeowners prefer to waive the diagnostic process because they believe they have already identified the problem.  In some cases, this can take the focus of a trained technician away from identifying the true root cause, and the visit may actually take longer than if the full diagnostic process were followed.  For this reason, we offer a House Call Fee option for customers who choose to waive the diagnostic service. This fee is typically $30 higher than our standard diagnostic fee.  Any repair work will still be quoted and approved before it is performed.  If you choose not to proceed with the repair, you are responsible only for the house call fee. Please note that, since the diagnostic process was waived, a written report of findings may not be provided depending on the circumstances.   To avoid house call fees bring your central heating system in its entirity to our shop for service.
